Commercial construction is an essential element in today’s economy because every traditional business and most commercial and public enterprises need commercial space. Construction is transformative. As Swiss architect Peter Zumthor stated, “Construction is the art of making a meaningful whole out of many parts. Buildings are witnesses to the human ability to construct concrete things.” A commercial building often needs to be transformed or reconfigured to meet the needs of its tenants. That is the role of build-out in commercial construction.
How Large is the Construction Industry?
There were reportedly 5.9 million commercial buildings in the U.S. in 2023. In 2023, there were new construction projects with a value of $917 billion and commercial construction spending of $105 billion.
What is a Build-out in Commercial Construction?
A build-out in commercial construction refers to the custom modifications of an existing building. The construction process transforms an existing space that has already been built. A building may offer a “blank slate” that requires major interior design and construction work. Some existing spaces may have been fully renovated and are ready for occupancy. Many spaces won’t be a perfect fit for a tenant and will need some design and renovation work to meet the tenant’s requirements.
There are two types of build-out in commercial construction. The first is a tenant build-out, where the tenant hires a contractor, designer, and architect and works with them to achieve their vision of the commercial space. The second is a turnkey build-out where the tenant agrees in advance with the landlord regarding the work to be done, and the landlord handles the construction given the agreed-upon specifications.
The reasons for doing a build-out start with making a space more functional to the specific operational needs of the enterprise. Other reasons include wanting to improve the employee experience, accommodate new technology, improve the customer experience, add personality to the enterprise, and reflect an appealing brand image.
Things to Consider Before Beginning a Build-out
Before beginning a build-out, it is important to identify all the design and functional requirements for your commercial space. These include the number of offices needed, the kinds of open spaces desired, and how open spaces will be used for meetings and collaboration. What other rooms will be needed, including the possible need for a kitchen or lunchroom and reception/waiting room? Consider technology needs, closet and storage spaces, natural light, and lighting requirements.
The Cost of a Build-out in Commercial Construction
There is a wide variety of costs in a construction project including hard and soft costs. Hard costs include the physical changes that will remain after a tenant departs including heating and air conditioning systems, electrical and plumbing, construction materials like steel, wood, and nails, flooring, trim, and paint. Soft costs include engineering fees for permitting, legal and architectural fees, inspections, and taxes.
Who pays for these costs and for how much depends on negotiations between the tenant and the landlord. Usually, the tenant and the landlord will split some of the costs.
